Reminder of Rules to be Followed
Resident, at all times during the lease term shall conduct himself or herself and require other persons on the premises with his or her consent to conduct themselves in a manner that does not unreasonably disturb his neighbors or constitute a breach of the peace.
Resident, any member of the resident’s household, or guest or other person under the resident’s control, shall not engage in criminal activity, including drug-related criminal activity, on or near project premises. “Drug-related criminal activity” means the illegal manufacture, sale, distribution, use, or possession with intent to manufacture, sell, distribute, or use of a controlled substance (as defined in section 102 of the Controlled Substances Act (21 U.S.C. 302). No drinking of alcoholic beverages or “partying” in the common areas including stairwells.
No resident shall have a guest for more than the period of time (defined as accumulated hours) for a maximum 14 days within a 6-month period without being subjected to addition to the leaseholder agreement. It is required such guests be brought to the attention of the Community Manager for approval and proper screening. A $35 fee will be collected along with the application of the guest to be added to the leaseholder agreement as an occupant or leaseholder as determined by the Community Manager. Guests must park in overflow or by curb-see parking rules.
PETS ON THE PROPERTY – All pets must be pre -approved before they are allowed on the property, even if they are just visiting. Please refer to your addendum for rules and regulations about pets. You will be fined $200 for each unauthorized pet that you allow in your apartment so please make sure to read and follow our Pet Policy.
PET WASTE – Pet stations are located on the grounds for your convenience. There is a $50 fee per occurrence for not cleaning up behind your pet. Please use the bags provided and tie them before placing them into the waste receptacle. It is not fair for our staff to get your pet’s waste on their hands while cleaning out the pet stations. We want to keep your environment as neat as possible so we have implemented a Pet Waste Rewards System to help keep our community clean. For any resident that will provide the leasing office proof of someone not cleaning up after their pet, we will split the $50 fine with them by providing a $25 credit towards rent. Please don’t make assumptions. We need proof such as a photograph of the act being committed.
